If you have the time and energy, the best thing is to provide the rental standards in both formats.
One of the most important reasons to document rental application standards is to help a rental property owner avoid any potential charges of housing discrimination. With your standards written and documented the chance that someone can claim you have treated them differently are greatly reduced or lessened. If your standards are documented and available for everyone to see, everyone will know what to expect. Documenting business procedures is essential to protect a residential property owner against unfair and unwarranted claims of housing discrimination.
Remember, there are three, and only three, valid and relevant questions which an owner should ask, investigate and have answered before approving an application for their rental unit:
- Can the applicant afford the apartment? This is the Income component of the application.
- Will the applicant pay the rent? This is the Credit component of the application.
- Can and will the applicant follow the rental agreement? This is the Prior Rental History component of the application.
